For my portfolio project on Charter House Field, I conducted a project appraisal focusing on feasibility, cost implications, and potential risks. The proposed development is a mixed-use community centre with outdoor recreational space, aiming to enhance local engagement and wellbeing.

From a financial standpoint, the project appears viable, given the availability of council support and potential funding through regeneration grants. However, site constraints like access routes and ground conditions may influence design and construction methods, impacting costs. A preliminary cost plan was developed using benchmark data from similar projects.

The project’s social value is significant—providing green space, youth facilities, and multipurpose rooms for events. Risks include planning permission delays and inflationary pressure on material costs. Mitigation strategies such as early contractor involvement and flexible procurement methods can help manage these.

Overall, the project shows strong potential if managed with careful cost control, stakeholder engagement, and phased delivery to manage risks.
